The vacant site of the former Shepparton Hotel is the most significant the city will ever be able to offer, an agent says, and is attracting interest after being put on the market before Christmas.

The 2064 square metre site on the corner of High St and Wyndham St in Shepparton’s CBD has been listed for expressions of interest for sale or lease by Kevin Hicks Real Estate.
“We’re pitching it to the elite developer who wants to build something significant for Shepparton, in the form of commercial, retail, accommodation, or all of the above,” Mr Hicks said.
“There’s no real height restrictions to go above or below ground and it’s certainly zoned accordingly for the developer who wants to be proactive.
“We invite further inquiry – I’d love to see something good happen to that corner.”
“Since the building’s come down and the site’s been cleaned up, it presents as a new opportunity for a serious development,” Mr Hicks said.
“Without question, it’s the most significant site that Shepparton will ever be able to offer without knocking a building down.”
Mr Hicks said they were looking at offers above $5 million, and several information memorandums had been sent out by request.
The site at 342-352 Wyndham St has activity centre zoning and Mr Hicks considered the possibility of bringing something similar to developments in the newer areas of the Melbourne or Bendigo CBDs to Shepparton.
“We’ve had extraneous interest in it but I never underestimate the local buyer, but it almost needs to be a national tenant,” he said.
“You could have an elite motel, rooftop entertainment area, commercial space, car-parking, and a combination of all those things.”
